The real estate market is cyclical, and during times of recession, it can be tough to make money in the industry. However, that doesn't mean that you have to give up on your dreams of becoming a real estate mogul! There are plenty of side hustles that you can do in order to make some extra cash during a recession.

Real estate is one of the most popular side hustles for a reason: it can be done entirely online, from the comfort of your own home. In this blog post, we will discuss the top 5 recession-proof real estate side hustles that you can start today, and usually for little to no start up costs! There are a number of ways to do this, and  I get really frustrated when I look online and I see different side hustles and some people wish YouTube was a side hustle. You're not going to make money from YouTube for a very long time. There are a few factors you need to consider when determining what side hustle you want to do. 

First, you need to be able to get paid right away. If you can't get paid right away, that is not a helpful side hustle to most of you that are trying to earn extra money.

Secondly, it needs to be something that you can do repeatedly. Like sometimes I see things are like you could sell like your clothes or something online. And that's not a side hustle. That's called selling the stuff that you have online, and usually only happens once.

Lastly, you need to be able to grow and scale it. This is essentially going to be your small business. Whether or not it's your main sources of income or not. It is a small business to you and you need to run it like a business so remember you still want to enjoy it, otherwise, it just becomes a second job.

1. Real Estate Consulting - If you are an experienced real estate investor, you may want to consider becoming a consultant. Real estate consulting can be a very lucrative side hustle, and it allows you to help others achieve their real estate goals.  Selling your information online or in person can be very lucrative, not very time consuming, and a lot of the times can be done from the comfort of your own home.  

2. Real Estate Staging and Photography - If you have a good eye for composition and photography, you may want to consider becoming a real estate photographer. This is a great way to make some extra money on the side, and it can be a lot of fun too.  You can make any photo look better with staging furniture.  If you have experience in interior design or home staging, then you may want to consider becoming a real estate stager. This is a great way to help people prepare their homes for sale, and it can be very lucrative.

3. Real Estate Management - Let's be honest, there is a lot to do to any property, from lawn care, upkeep, move ins, move outs, bills, snow removal, and the list goes on and on.  If you have a management background, and are great with people, almost every real estate ivnestor needs a property manager.  The job is almost always part time, and can usually be done with a day or two, meaning you can manage many properties at the same time.  The great part about this, you have no liabilities, so you still get to enjoy real estate without the headaches, and you typically are compensated as a percentage of the rent.  WIN WIN!

4.Real Estate Writing and Blogging -  If you have a knack for writing, then you may want to consider writing about real estate! There are many different ways to get involved in real estate writing, whether it’s through blogging, ghostwriting, or even creating e-books. Blogging about real estate can be a great way to make money during a recession. You can blog about topics like investing, home staging, real estate photography, and more. Some writers get up to  $75 An hour and others charge per article, or post.  Either way, it's a fun, easy. 

5. House Sitting - I saved the best for last.  If you live in a vacation area, and there are homes that possible sit vacant, maybe the owners have a vacation home, or travel a part of the year, think areas like: Florida, Arizona, California, Idaho all over the place and they only stay at those homes for about three months out of the year. So when that happens and no one's using the home, people hire people as House Sitters to come in, walk the property make sure there's no leaks, make sure the appliances are working. Make sure the pipes aren't freezing, and also you know kind of picking up and getting the mail and making sure everything is running smoothly. It's a very easy job that you can do on your own time. I actually know a girl that does this year and she house it's about 30 houses a month on the offseason and that's very good extra money as well. It also tends to be a recession proof because a lot of times these people these second homes can afford them and then also can afford to pay you.  I know this personally, as I was a house sitter in university, the easiest money I ever earned, every year, the homeowner paid me $500/month to go by the property once a month to run the water, flush the toilets, make sure the mail is picked up, and report back to him if there were any other issues.  I hope this helps you out.  There are so many creative ways to make some easy money as a side hustle in real estate...and as an added bonus, I gave you a couple more ideas.

Bonus #1 - Airbnb has become really popular in the last few years. And you know the expectation from the guests have went up a lot. Now they really expect to walk into a very nice looking setup and a lot of people that own these air b&b like myself don't have the skill set to make them look beautiful with decorations on a budget if you have that skill set and that eye for decorating you can make a lot of money here by offering your services to people that have different Airbnbs the fees are kind of all over on what you can charge here, but I would start low and then as you kind of build your clientele in your base, you can have increase your prices, but it's an awesome side hustle. It really wouldn't take any money to get started. If you have that eye for decorating side hustle number three is wholesaling.

Bonus #2 - Wholesaling is a great side hustle if you're very motivated. So basically what wholesalers do is they drive around and they look for properties that are not listed for sale. And they talk to the owners and they try to see if they want to do an off market listing. So if they decide they want to do an off market listing, you do an agreement with the seller that you're going to find a buyer for them and you basically get a commission this side hustle can give you a lot of extra income. And it also can teach you the ropes of real estate if that's something you're interested in get with and getting more involved. In is the real estate market continues to correct you know, it's also a good time to find those wholesale deals as well.

Bonus #3 - Are you handy?  Good around the house? Great at putting together IKEA furniture?  Guess what, most people don't have that skillset...this side hustle  just about anyone can do. And a lot of times they have a two hour minimum, anywhere from $150-$200/hour, so if you can fix things being a handyman or handy woman is a really good option to make some extra money. I also love the handyman side hustle because it is recession proof things are always gonna break and there's always people like me that can't fix them and we always need people like you who can help out around the house.
